Overview

The project involved completing a three-storey building, following the administration of the previous contractor. We were initially contacted to participate due to our expertise in fast-paced fit-out projects.

Joseph Chamberlain College (JCC) sought tenders from several contractors, and our unique offering was the application of open book principles. We engaged with the current subcontractors, negotiated deals to bring them back on board, and this approach saved money compared to the initially projected costs. We also set aside a shared risk allowance, which prevented the accumulation of a large unused risk fund and allowed for effective management of potential risks.

Outcome

We retained most of the existing supply chain, particularly for M&E systems, cladding, roofing, and windows. For all finishes, external groundworks, plastering and FFE, we utilized our regular supply chain.
